Job Description
We are seeking an experienced and highly motivated Senior Property Manager to oversee a portfolio of exclusive high-end residential properties in South Yarra and surrounding prestigious suburbs. This role requires a professional with a proven track record in luxury property management, exceptional client relationship skills, and a deep understanding of the unique demands of the high-net-worth market. You will be responsible for ensuring the seamless operation, maintenance, and profitability of our premium rental portfolio, delivering unparalleled service to both landlords and tenants.
Key Responsibilities
- Manage a premium portfolio of high-end residential properties, ensuring optimal performance and client satisfaction.
- Develop and maintain strong relationships with landlords and tenants, providing proactive communication and expert advice.
- Conduct regular property inspections, identifying maintenance needs and coordinating timely repairs with trusted vendors.
- Oversee lease renewals, rent reviews, and tenancy agreements, ensuring compliance with all relevant legislation.
- Handle financial management of properties, including rent collection, arrears management, and preparation of owner statements.
- Market properties for lease, including professional photography, compelling descriptions, and strategic advertising.
- Conduct thorough tenant screenings and reference checks to secure high-quality tenancies.
- Resolve tenant and landlord issues promptly and professionally, demonstrating excellent problem-solving skills.
- Stay updated with market trends and legislative changes within the Victorian real estate sector.
Required Skills
- Minimum 5 years of experience in property management, with a significant portion in high-end or luxury residential.
- Current Victorian Agents Representative Certificate.
- Proven ability to manage a diverse portfolio independently.
- Exceptional communication, negotiation, and interpersonal skills.
- Strong understanding of the Residential Tenancies Act 1997 (VIC).
- Proficiency in property management software (e.g., Property Tree, Console).
- Valid driver's license and own reliable vehicle.
Preferred Qualifications
- Bachelor's degree in Real Estate, Business, or a related field.
- Experience with trust accounting and financial reporting.
- Membership with a professional real estate association (e.g., REIV).
- Proven experience in conflict resolution and difficult conversation management.
