Job Description
We are seeking an experienced and proactive Facility Manager to oversee the operations and maintenance of a prominent commercial high-rise property located in the vibrant Gold Coast region. The successful candidate will be responsible for ensuring the efficient and safe operation of the building, enhancing tenant satisfaction, and preserving the asset’s value. This role requires a strong leader with a deep understanding of building systems, excellent communication skills, and a commitment to operational excellence.
Key Responsibilities
- Manage all aspects of building operations and maintenance, including HVAC, electrical, plumbing, security, and life safety systems.
- Develop and manage operational budgets, ensuring cost-effectiveness and adherence to financial targets.
- Oversee service contractors and vendors, ensuring compliance with service level agreements and quality standards.
- Implement and monitor preventative maintenance programs to extend asset life and minimize downtime.
- Maintain strong tenant relationships, addressing concerns promptly and ensuring a high level of tenant satisfaction.
- Ensure compliance with all local, state, and national regulations, including occupational health and safety (OH&S) standards.
- Lead and manage a team of facility staff, fostering a collaborative and high-performing work environment.
- Develop and execute emergency preparedness and response plans.
- Manage all minor works, fit-out projects, and capital expenditure initiatives for the property.
Required Skills
- Proven experience as a Facility Manager in a commercial high-rise or multi-tenanted building environment.
- In-depth knowledge of building systems and infrastructure (HVAC, electrical, fire safety, security).
- Strong financial acumen and experience with budget development and management.
- Excellent leadership, communication, and interpersonal skills.
- Proficiency in property management software and MS Office Suite.
- Demonstrated ability to manage projects, contractors, and vendors effectively.
- Thorough understanding of OH&S regulations and building codes.
Preferred Qualifications
- Tertiary qualification in Facility Management, Property Management, Engineering, or a related field.
- Relevant trade qualification (e.g., electrical, mechanical).
- Certification in OH&S or risk management.
- Experience with sustainability initiatives in commercial buildings.
