Job Description
JLL is seeking an experienced and dedicated Facility Manager to oversee the operations and maintenance of a prominent commercial high-rise property in Wodonga, Victoria. This pivotal role involves ensuring the efficient and safe functioning of all building systems, maintaining high standards of tenant satisfaction, and optimizing the property’s operational performance. The successful candidate will be a proactive leader with a strong understanding of building management principles, compliance requirements, and client relations in a dynamic urban environment.
Key Responsibilities
- Oversee all aspects of facility management, including mechanical, electrical, plumbing, fire safety, and security systems.
- Develop and implement preventative maintenance programs to ensure asset longevity and operational efficiency.
- Manage service contracts and relationships with vendors, contractors, and suppliers.
- Prepare and manage annual operating budgets, forecasts, and capital expenditure plans.
- Ensure compliance with all relevant health, safety, environmental, and building codes and regulations.
- Respond promptly to tenant requests and concerns, ensuring high levels of tenant satisfaction and retention.
- Conduct regular property inspections and identify areas for improvement or potential risks.
- Lead and mentor a team of facility staff and technicians.
- Implement sustainable practices and energy efficiency initiatives.
- Maintain accurate records of maintenance, inspections, and incident reports.
Required Skills
- Proven experience as a Facility Manager, specifically with commercial high-rise properties or large complex facilities.
- Strong technical knowledge of building systems, including HVAC, electrical, plumbing, and BMS.
- Excellent communication, negotiation, and interpersonal skills.
- Demonstrated ability to manage budgets, contracts, and vendor relationships effectively.
- Proficiency in facility management software and Microsoft Office Suite.
- Solid understanding of Australian health, safety, and environmental regulations.
- Ability to lead and motivate a team, fostering a collaborative work environment.
Preferred Qualifications
- A Bachelor's degree in Facilities Management, Engineering, or a related field.
- Relevant certifications (e.g., FMA, CFM).
- Experience with sustainability initiatives and green building practices.
