Job Description
We are seeking an experienced and highly motivated Building Manager to oversee the operational management of our premium residential towers in Greenway, ACT. The successful candidate will be responsible for ensuring the efficient and safe operation of all building systems, maintaining high standards of presentation, and fostering a positive living environment for residents. This role requires a proactive approach to facilities management, strong communication skills, and a commitment to exceptional service delivery.
Key Responsibilities
- Oversee the daily operations and maintenance of all building services and common areas.
- Manage and coordinate external contractors, ensuring compliance with service agreements and safety standards.
- Develop and implement preventative maintenance programs to prolong asset lifespan and reduce operational costs.
- Conduct regular inspections of the property, identifying and addressing maintenance issues promptly.
- Manage building security systems, access control, and emergency procedures.
- Act as the primary point of contact for residents regarding building-related inquiries, complaints, and service requests.
- Prepare and manage operational budgets, ensuring cost-effective management of resources.
- Ensure compliance with all relevant building codes, regulations, and WHS requirements.
- Manage waste disposal, recycling programs, and sustainability initiatives within the building.
- Maintain accurate records of maintenance activities, service contracts, and building documentation.
Required Skills
- Proven experience as a Building Manager or Facilities Manager in a multi-residential or commercial property setting.
- Strong knowledge of building systems (HVAC, electrical, plumbing, fire safety, security).
- Excellent project management and organizational skills.
- Proficiency in budget management and financial reporting.
- Exceptional communication, interpersonal, and conflict resolution skills.
- Ability to work independently and as part of a team.
- Current Australian Driver's License.
Preferred Qualifications
- Relevant tertiary qualification in Facilities Management, Property Services, or a related field.
- Experience with building management software (e.g., MRI, Yardi).
- Current First Aid and CPR certification.
- Knowledge of Strata Titles Act and Owners Corporation management.
