Job Description
Mirvac is seeking an experienced and dedicated Building Manager to oversee the operations and maintenance of our prestigious residential towers in Parramatta. This role is crucial for ensuring the smooth functioning of the building, enhancing resident satisfaction, and maintaining the high standards that Mirvac is renowned for. The successful candidate will be a proactive problem-solver with excellent communication and organizational skills, committed to delivering outstanding service in a luxury residential environment.
Key Responsibilities
- Manage all day-to-day operational aspects of the residential towers, including maintenance, security, and cleaning services.
- Oversee contractors and service providers, ensuring work is completed to Mirvac's standards and within budget.
- Conduct regular inspections of the building, identifying and addressing maintenance issues promptly.
- Develop and implement preventative maintenance programs.
- Administer and monitor the building's budget, ensuring cost-effective operations.
- Liaise with residents, addressing inquiries, concerns, and service requests efficiently and professionally.
- Ensure compliance with all relevant health, safety, and environmental regulations.
- Manage common areas and facilities, ensuring they are well-maintained and accessible.
- Prepare reports on building performance, maintenance activities, and resident feedback for management.
- Coordinate emergency response procedures and manage incident reporting.
Required Skills
- Minimum 3-5 years of experience in building management, preferably within residential or strata environments.
- Strong understanding of building systems, including HVAC, electrical, plumbing, and fire safety.
- Proven experience in managing contractors and service agreements.
- Excellent communication, interpersonal, and negotiation skills.
- Proficiency in relevant software for property management and reporting.
- Demonstrated ability to manage budgets and control operational costs.
- Solid knowledge of WHS regulations and compliance requirements.
- Exceptional problem-solving and decision-making abilities.
Preferred Qualifications
- Tertiary qualification in Property Management, Facilities Management, or a related field.
- Experience with luxury residential properties.
- Current First Aid and CPR certification.
- Knowledge of strata laws in New South Wales.
